Bathrooms

Bathroom problems in new builds don't stay small. Builder-grade grout cracks, seals perish, and water finds gaps you can't see. We catch issues early, spec-match every replacement, and only fix what actually needs fixing.

Rake out and replacement of cracked, damaged, or leaking grout
Silicone & sealant
Remove failed or mouldy silicone, clean surfaces, install new
Vinyl flooring
Removal, supply and fit including edge sealing in silicone
Subfloor repairs
Cut out and replace water-damaged chipboard, 18 or 22mm like for like
Shower seals
Replace perished or cracked seals to enclosures and over-bath screens
Showers
Replacement of thermostatic or electric showers; cartridge replacement where possible
Toilet seats
Supply and fit, with spec-matched shape and style sourcing available
Cistern kits
Adjustment or replacement of cistern kits and flush valves
Tiling
Replacement of cracked or damaged wall and floor tiles, colour and size matched

Kitchens & Joinery

New build kitchens sit in an awkward gap: too new to replace, too old to get parts for when ranges are discontinued. We source exact replacements — CNC-cut doors matched to the millimetre, identical drawer runners, finishes compared until they're perfect.

Decorating

We use Dulux Trade throughout — three times the price of budget paint, but the low-reflectivity finish hides imperfections and colour-matches perfectly for future touch-ups. We scale to what properties actually need.

Plumbing

The internal plumbing that makes up the bulk of reactive maintenance calls — taps, wastes, and connections that keep kitchens and bathrooms functional. No gas work, no boilers — just the everyday plumbing that tenants need fixed quickly.
