Bathrooms
Bathroom problems in new builds don't stay small.
Builder-grade grout cracks. Seals perish. Water finds gaps you can't see. By the time tenants notice you're looking at damaged plasterboard, ruined subfloors, and days of disruption.
We catch issues early when we’re already on site. Photographs and a written report give you an accurate assessment in plain English, and follow up quotes put you in control.
For BTR portfolios, we maintain databases of spec-matched parts for your properties – so replacements fit perfectly and cost less. We only replace what actually needs fixing, keeping costs predictable across hundreds of identical units.
Grout
Rake out of cracked, damaged or leaking grout, and replacement.
Vinyl Flooring
Removal, supply and fit of vinyl flooring, including sealing of all edges in silicone.
Sealant
Remove failed or mouldy silicone, clean surfaces and install new.
Subfloor Repairs
Cut out water damaged chipboard subfloor, and replace like for like with 18 or 22mm.
Shower Seals
Replace perished or cracked seals to shower enclosures or over bath shower screens.
Showers
Replacement of thermostatic or electric showers. Replacement of cartridges where possible.
Toilet Seats
Sourcing of matching shape and style can be provided on request.
Cistern Kits
Adjustment or replacement of cistern kits & flush valves.
Joinery
Kitchens that look new, not repaired.
New build kitchens sit in an awkward gap: too new to replace, too old to get parts for when discontinued ranges leave you stranded. One damaged door and suddenly you're facing mismatched repairs that scream "budget fix."
We don't do budget fixes. We do kitchen surgery.
When manufacturers discontinue ranges, we source exact replacement components – CNC-cut doors that match to the millimetre, identical drawer runners with the right screw holes in the right places, finishes we've sampled and compared until we found the perfect match.
When nobody can tell a repair happened, nobody asks how it happened.

We invest time upfront – measuring, photographing, sourcing perfect parts – so every subsequent job is faster to quote and seamless to complete. That research database keeps hundreds of kitchens looking new for years.

Decorating
Scuffs, water stains and rust need more than touch-ups – they need bringing back to showroom standard.
To refresh properties to new build condition takes about a week.
Repaint all walls and ceilings, fill holes, caulk expansion cracks, repaint woodwork and front doors, renew window sealant and bathroom silicone. We use Dulux Trade throughout – three times the price of budget paint, but the low-reflectivity finish hides imperfections and colour-matches perfectly for future touch-ups.
We scale to what properties actually need – minor touch-ups between good tenants or full void refurbishments. More importantly, we understand standards. We spend more time in your properties than anyone except tenants, so if something doesn't match the quality you promised, we'll flag it before it becomes a lettings issue.
